• GST on under construction property

The under construction residential property was purchased in April 2018, Agreement was also made in April 2018, for Rs. 15,50,000/- at Taluka - Karad, District - Satara, State - Maharashtra, India. Builder is asking to pay 12% GST on this transaction. But in last year the GST Rate was reduced to 8% from 12%. We want to know which rate will be applicable for this transaction

- If your house falls into the category of affordable housing project then it is 8% otherwise 12%.

The concessional rate of GST of 12 percent (effective rate of 8 percent after deducting one-third of the amount charged for the house towards the cost of land) is applicable for houses constructed or acquired under the CLSS for Economically Weaker Sections (EWS) / Lower Income Group (LIG) / Middle Income Group-1 (MlG-1) / Middle Income Group-2 (MlG-2) under the Housing for All (Urban) Mission/Pradhan Mantri Awas Yojana (PMAY Urban). 

 

If your house falls under above categories then the rate is 8% otherwise 12%.

Hi,

 

The reduced rate of GST@8% is applicable only on housing projects in the affordable segment. Otherwise it is 12%.

 

Please check your property status.

8% is for affordable housing and if your project falls in that category then it's 8% otherwise it's 12%

Hi,

 

The reduced gst rate of 8% is applicable only on housing projects in the affordable segment. In other cases, GST rate is 12%.

8% rate applicable only if project falls under affordable housing project ,otherwise it will be 12%.

The same was notified and published in the official gazette of India on 25.01.2018 by Ministry of Finance vide G.S.R. 69(E). dated 25.01.2018.

It came into effect from that date itself i.e. 25.01.2018.
