GST on real estate under construction

Hello,

I have bought a new under construction home. As per the earlier GST regime, there was a GST was 12% for all and 8% for PMAY Eligible candidates.

Now, with the new GST regime, the government has made it optional to choose between the new 5% GST or the old 12%.

My promoter has opted to choose the old 12% GST. In that case, will I be eligible for the subsidized 8% GST for being PMAY eligible ?

Yes if the project is registered under the PMAY scheme.

The project must be covered under affordable housing scheme then only you will be eligible for subsidized 8% GST rate.
