• While selling the site should the seller name be same as in the PAN Card?

Hello
While selling the site do the seller name in sale deed registration document done in sub registrar office, should be same as in PAN Card or Aadhar Card ? For e.g. if the name of the person in PAN Card/Aadhar Card is Stephen Vipin Menezes and in site sale deed registration its mentioned as S V Menezes (First name and Middle name with initials only) will there be issue while re-selling the site ? If there is issue, what is the solution to fix it ?

Hi

 

It is advisable to get the same name for registration. However, if there has been a change, there shouldn't be much of an issue. In case of resale when TDS has to be deducted, ask the buyer to mention name as per PAN in TDS returns.

I dont think there will be a problem because in the sale deed they even attach a copy of your Aadhar card and PAN card which carries your name so there wont be any issue and also when the purchaser will deduct your TDS he will do it using your PAN card so using a shorter name wont create any issue.

Hello,

 

Now in registration deeds, they mention either Aadhar No. or PAN with the name of the parties to the agreement. So there won't be any issue if there is a change in the name.

Now the entire mechanics of registration and stamp duy payments is getting electronic.  As such, it should not be a problem.  One can also submit the other identity proofs. 

 

In case, you find an issue you can issue an indemnity letter justifying the identity.
